INTRO
189 Haig Road marked our very first project as a developer, a milestone we approached with both excitement and careful consideration. The opportunity came through one of our real estate partners, who shared the land with us, and we in turn brought in an experienced partner with deep expertise in landed property development. In a short timeframe, we made the decision to move forward and submit an offer.
While the initial land cost seemed steep, our partner’s vision of a “building of your own” concept, particularly with the rare ability to construct up to 4.5 storeys, made the project an attractive and unique opportunity in the market.
CHALLENGES FACED
As we progressed, COVID-19 introduced unexpected challenges. Manpower shortages, delays in material supplies, and the overall prolongation of work tested our ability to stay on course. Despite these difficulties, we pushed through, adapting where necessary. The timing of the project worked in our favour as the pandemic shifted market desires—people began to value more space, making the concept of a “building of your own” even more appealing.
RESULTS + LEARNING POINTS
Ultimately, the project was a success. It taught us key lessons in cost management and planning for unforeseen expenses. We quickly realised that in smaller-scale landed developments, overhead costs have a significant impact, and budgeting errors could affect the entire project. Thanks to our experienced partners, who were transparent throughout the process, we gained invaluable insights and practical tips. These lessons will guide us in future developments, helping us budget more accurately and manage projects more effectively.
