When we first encountered this plot of land, its perfect orientation made it an instant standout. Despite COVID-19 restrictions limiting site visits, we recognized its potential and swiftly made an offer.
Remarkably, the property's price remained stable amidst the pandemic's uncertainties, further validating our decision.
CHALLENGES FACED
While the neighbourhood was generally welcoming, the area’s age presented infrastructure challenges. Construction vibrations impacted nearby houses, prompting us to prioritise community relations. We promptly addressed any damage caused to our immediate neighbour, striving to minimise disruption while maintaining project momentum.
Additionally, we faced challenges due to our initial eagerness to proceed. We signed off on the design quickly, leading to multiple changes throughout the project. This highlighted the importance of thorough planning and clear communication from the outset.
RESULTS + LEARNING POINTS
Thanks to our proactive communication with neighbors, we completed the development on schedule. This project underscored the critical role of communication in construction, extending beyond neighbors to encompass all stakeholders.
Ensuring everyone is aligned is key for smooth project progression. Moving forward, we’ll emphasize specificity in design briefs, ensuring full consensus before finalizing designs. Early clarity mitigates the risk of costly, time-consuming changes later on, leading to more successful project outcomes.
