The opportunity to develop arose unexpectedly, with a swift purchase decision made within hours of learning about the listing.

This marked our first independent venture into property development, and the manageable financial quantum instilled confidence in us. It was an exhilarating start to our journey of building on our own terms.

CHALLENGES FACED

Securing a reliable main contractor during the pandemic proved challenging. Fortunately, we found an excellent partner who also mentored us through the construction process. The compact site and need for piling added initial complexities. BCA approval delays further tested our patience, but once obtained, we completed the project within 12 months, a timeline we’re proud of. 

RESULTS + LEARNING POINTS

Being our first development, we dedicated significant effort to design specifications. This paid off, as the layout became a key selling point for the buyer. This experience highlighted the importance of thoughtful design in creating desirable homes.

With a clearer design framework established, we’re now better prepared for future projects. We can communicate our vision effectively to architects, enabling faster design starts. Additionally, pre-acquisition engineer consultations will help determine piling needs, ensuring realistic project timelines.
